Donald Weeks

CEO/Manager JSC Capital Funds 

An accomplished international airline pilot, seasoned real estate investor, and former entrepreneur. With a career that took him across the globe, he developed a deep appreciation for international markets and investment opportunities. In addition to his aviation career, Donald successfully ran a networking company for several years before selling it. A dedicated husband and father, he channels his passion into real estate, owning multiple properties worldwide. His extensive experience living abroad gives him a unique perspective on global investments and market trends.

Larry Kite

Co-Founder of REI Accelerator and Southcorp Group

Larry and Jonathan founded REI Accelerator together as a high level mastermind that gives you the custom plan, tools, community, coaching, accountability, and support necessary to create massive passive income and impact through apartment syndications using capital partners to fund the deal.

Southcorp Group provides a platform for growth through its subsidiaries with a focus on real estate investments, development and niche businesses in order to support and enhance the communities where we operate while serving our customers, clients and partners first.

Jonathan Cronin

Co-Founder of REI Accelerator and Kingdom Capital Group

Jonathan is very passionate about helping real estate investors go from small deals to closing on a large apartment deal in 6 months or less using syndications and creative financing strategies.

Together, with Larry Kite they both hold over 100 million in AUM with experience in a diverse range of businesses including Apartments, auto repair, hospitality, assisted living, Airbnb, storage units, wholesaling real estate, fix ‘n’ flips, restaurants, e-commerce, and more.

 

John Attiliis

General Partner/Portfolio Manager

Retired CPA/Tax Strategist: Extensive experience in finance, specializing in real estate syndication, equity, tax credits, and Section 8/HUD. John has over four decades of multifamily investing and development with a proven track record in developing high-value multi-family projects. Served as CFO and led construction for numerous successful projects and successfully constructed over 100 townhomes, and 300 homes showcasing a deep understanding of residential development, building, syndication, construction management, county permitting, condo conversions and HUD.

Our Buying Criteria

Asset Type:  Commercial Multifamily Properties (Apartments)

Number of Units:  32+ units

Age: 1975 or newer

Target Markets:  Nationwide strong growth markets and areas in the path of progress (midwest, southwest, southeast, other nationwide markets)

Locations:  A or B class trade areas with strong demographics and local economic anchor (hospital, big business, mall, industrial plant, etc.)

Asset Quality

  • Class B to C properties

  • Value-add opportunities preferred

  • Underperforming properties with a strong potential for enhanced yields

Occupancy:  Preferably 80% occupancy (will consider lower occupancy if property is well located and has value add upside)

General Criteria

  • Potential high yield income streams

  • Cost basis at 25% below stabilized value

Targeted Return and Investment Period

  • 17.5%+ return on investment (based on stabilized financials)

  • 5-7+ year hold period (medium to long)
